there are lots of things you need to consider

Out buildings can't be closer than 5m to the house

The only thing I could do more here is join up the extension all the way down one side of the garden and joint it into the building at the bottom, so you can walk all the way inside and have a row of machines all the way too but you would surely need planning for that, as the outbuilding would be joined

very nice setup mate, im not far from you too, i went with a large shed to house my stuff as you also dont need planning permission as its not classed as a permanent structure

As others have already said, planning permission isn't necessarily required for a permanent structure either - ours didn't need it. We did need to have a building regs inspection though as the floor area is bigger than 30sqm.

I didn't know about the rule about outbuildings being more than 5m from the house though. Ours isn't, although the back of the house is a conservatory and the arcade is still technically classed as a garage - just a very large, well insulated one! It passed building regs anyway so no worries.
