I am really pleased I went with SIPs panels nice and cool in the summer no Aircon needed and the small wall heater gets it warm in a short time in the winter.
Plus the speed of the build from delivery to water tight was less that 24hrs.

I put in a 5m x 4m log cabin from Dunster, just got a builder to make the pad and then installed myself, If I recall its all to do with roof height that impacts the size / position. Also have a smaller one from Tuin which is a garden office. Insulation is key and I put in under floor heating in the office not in my games room, even with A/C and a background heater in winter the floor is cold, in summer it is nice until late afternoon and by that time A/C is a must especially if you fire up the machines. I was amazed how quickly I ran out of space,

est thing is to check if the one you’re picking is fully insulated and has proper power setup — otherwise it’s just a fancy shed, like you said. Some companies let you customize a bit, so you can add extra outlets or soundproofing if you're planning to go heavy on the arcade gear. Might be worth asking around local builders too — sometimes they offer better value than the big-name garden room brands.

Bloody hell.What a can of worms!
The second idea is build a brick garage on the side of the house and partition it.One half for games room and other for useful storage.I know this would cost way more but may be better in the long run???
Use the whole garage as a games room? Maybe buy a couple of decent sized sheds for storage (depending on what you have in there).
Maximize your games room space as no doubt you'll regret partitioning it later if you don't have enough space.
You'll need planning permission for a garage as well as Building Regs Approval so this won't be quick but it'll be worth adding value onto your home.
May cost a small fortune too as it's likely building services will run at the side of your house (such as drainage etc). So they may need moving or an expensive reinforced foundation being built (structural calcs needed for this ).

I looked at doing the garden room with ground screws and they weren't suitable for the type of soil my house is built on. So this is a factor to consider. With ground screws they're a cheap foundation type for a reason. You get what you pay for.

Plenty of options out there it just depends on exactly what you want / your budget and what is best for you.

Prices have really shot up over the last few years. I'm currently looking for a 5x3m shed for the garden to get the non-workshop stuff out of the garage and seem to be looking at ~£2.5k for something half decent...... for a shed, lol.

We've got a planning application in at the moment for a 10x4m single story extension, looking forward to getting the quotes for that too 😖

Price of wood shot up during Covid, not sure it ever came back down, as an example years ago (2016) I built my own shed/games room from scratch and remember the CLS timber for the internal parts was about £2 for a 2.4m length of 2"x3", checked the same supplier now and its £4.30

No idea on bricks and mortar price changes.

I don't think the timber price ever fully came back down for us, I suspect it did for the manufacturers but we're stuck paying the 'new normal' price whilst they pocket the difference.

I had breeze block building then cladded it in log lap,(so council dont moan)got all the log lap for free,(took a while) ,after building,needed more space.didnt keep it long and got rid.looking for a concrete sectional garage for the back garden at mo,many are free on gumtree etc when they come up.didnt want one last year and 3 came up locally,now i need 1,theres naff all at the mo.by the time im done it should only cost me the price of a flat bed(got a m8 who has one)to go pick one up,(when they pop up).sigh.:rolleyes:

I had mine built in lockdown based on permitted development and just under 30m2 as thats when building regs apply. I still had professionally certified electrics installed as I an pretty certain it is not exempt. Mine was a bespoke outbuilding to fit next to my house and has bifold doors. double glazing, insilation and electric heaters. All in around 20K back then. It sits on a concrete "raft" so basicly a big slab. I have wifi, a bar, Sky sports, 4 upright cabs and 2 cocktails in there.

I’m just in the process of building this, looks bigger than it is, 4x3m 2.5m high.
Built it 2 months ago & have been waiting for any nasty visits or comments. Maintenance free, fully insulated on a concrete raft. As it stands it’s £10k & still needs electrics, water, plasterboard & windows doors, so not a cheap job.
