1.4 meters mate, I reckon on loosing 200mm for a 1 row of brick/block wall and then insulation backed plasterboard dot and dabbed onto it.

Leaving me a total of 1.2M

You need to be carefull and make sure what ever you build does not overhung onto your neighbours property. Usually its the roof and guttering which will mean you loose another 200-300mm.

I thought regulations specified a minimum build distance from the border if your property. Bods did your neighbour give you any grief with regards to access of that unit in the side if his house?

Bods extension looks pretty cool, looks like the builders have set the guttering and roof back over the wall on his side.

It's a wee 3m access road up to the garages at the back of the houses dude, plenty of space between the properties

They never said anytthing and it's tuff anyway, I would give them the same responce the council gave me when I complained out the other neighbours extension being to close to the boiler flu, I got told it's my fault for it being so close to the boundary

You can set the gutter back in like mine is, you can build to the boundary, unless it blocks light from a lounge, bedroom window no one cares,

It cost about 8k for this, but there was only really one wall and the front bit. On the side of house I would say your looking around 10k

I can recommend a great architect for you Simon, David Haynes in Groby, google him. Really cheap, for mine it was £120 for the plans and he was done in a week, it helped him as I gave him a copy of the original ones, so he had everything to work with

He draws them, old timer so no cad, but good work. I wouldn't recommend my builder and he's not working on his own either now, but I can tell you a good one to use, not sure on the prices, but they do a darn good job, used to go school with his sister.

I haven't finished the inside of mine yet, I've got a little bit of plasterboarding to do, then get it plastered, lay the floor tiles, which will be fun on the floor the builder did, cowboy

As soon as it's done, I'll have a nice row of machines in there
